Application for Redevelopment Waiver & Variance Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: | The project has an approximate area of 0.193 acres and is located between Falls Road and Crowther Street north of the intersection of Crowther Street and Falls Road. The project will consist of redevelopment of four rowhomes into a 5-story mixed-use apartment building with retail on the first floor. The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls and water quantity controls to satisfy the requirements of this waiver for 0.192 acres of this project. AND The applicant is requesting a variance from providing groundwater recharge in accordance with Article 7, §24-1 of the City Code with the exceptional circumstances being site constraints and close proximity to structures. The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu for impervious area requiring treatment for 0.0012 acres of this project.
