The project has an approximate area of 0.62 acres and is located east at the intersection of Pennsylvania Avenue and Clifton Avenue The project will consist of consolidating the area into a single lot, 0.51 acres in size, and constructing a community center with media production and entrepreneurship spaces.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 0.24 ac of this project.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2

of the City Code. The Applicant has demonstrated that the [0.02 ac of the] project will return the

disturbed area to a predevelopment runoff condition. The applicant will not be required to provide

qualitative control controls for [0.02 ac of] this project.
