Application for Redevelopment Waiver and Qualitative Control Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: | The project has an approximate area of 2.67 acres and is located at 300 North Green Street, on the east side of North Martin Luther King Boulevard, north side of West Saratoga Street and south side of West Mulberry Street. The project will consist demolishing existing parking lot and pocket park and construct new 7-tier parking garage with stormwater management and associated improvements. The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide two micro-bioretentions and one Filterra facilities to satisfy the requirements of this waiver for 0.87 ac of this project. The applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that 0.14 ac. of the project will return the disturbed area to a predevelopment runoff condition. The Applicant will not be required to provide qualitative controls for 0.14 ac. of this project.
