Application for Redevelopment and Quantitative and Qualitative Control Waivers

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment and quantitative control waiver.

Project Description:

The project has an approximate area of 1.99 acres and is located southeast at the intersection of South Highland Ave and Boston St. The project will consist of a 2-story building that includes a bank and parking lot.

The Applicant has demonstrated that 1.99 ac of the project directly discharges to a public storm system that can accommodate the anticipated stormwater flows from the project site without downstream flooding or stream-bank erosion. The applicant will not be required to provide quantitative control for 1.99 ac of this project.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 0.88 ac of this project.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that the 0.03 ac of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.03 ac of this project.
