Application for Redevelopment Waiver & Variance
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: | The project has an approximate area of 0.36 acres and is located southeast at the intersection of Rutland Avenue and Ashland Avenue. The project will consist of construction of a new four story, 33,600 sf. building and associated walkways. Stormwater treatment will be provided by green roof and underground storage of rainwater in a cistern. The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 0.196 ac of this project. AND The Applicant is requesting a Variance in accordance with Article 7, §24-3 will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.009 ac of this project. The variance is requested because untreated pavement remains after environmental site design has been implemented on site to the maximum extent practicable.
