Application for Redevelopment Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a Redevelopment Waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: |
The project has an approximate area of 5.41 acres and is located southwest and southeast at the intersection of Gough and South Caroline Street. The project will consist of redevelopment of Perkins Homes. Perkins Homes Phase VA to include construction of one 4-story multi-family residential building with 46 dwelling units and 14 row homes for a total of 60 dwelling units. Perkins Homes Phase VB to include construction of one 4-story multi-family residential building with 91 total dwelling units. Perkins Homes Phase VC to include construction of one 3-story multi-family residential building with 80 total dwelling units. The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide micro-bioretention and modular wetland system facilities to satisfy the requirements of this waiver for 3.71 ac of this project. The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that 0.77 acres of this project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.77 acres of this project.
